Roof Cleaning vs Roof Replacement
A heavily mossed roof can look so tired that replacement seems the only option. Often it is not. Many roofs are structurally sound under the growth and need cleaning and a few repairs. Others genuinely are at the end of their life, and cleaning them would waste money. This guide explains how to tell the difference.
Appearance is not condition
Moss, algae and lichen can make a sound roof look neglected. Underneath, the tiles may be intact, the battens solid and the roof watertight. Cleaning removes the growth and shows what is really there.
Equally, a clean-looking roof can be in poor condition. The decision should rest on the state of the tiles, fixings and structure rather than how green the roof is.
Signs a roof just needs cleaning and repairs
These usually point towards cleaning plus minor work rather than replacement:
- Moss and algae on otherwise intact tiles
- A handful of cracked or slipped tiles rather than widespread failure
- Loose ridge or verge mortar in places
- No sign of water coming into the loft
- Roof lines that look straight, without sagging
Signs a roof may be near the end of its life
These suggest replacement is worth discussing with a roofer:
- Tiles crumbling, flaking or delaminating widely across the roof
- Many slipped tiles caused by failed nails or rotten battens
- A sagging ridge or roof slope
- Repeated leaks in different places despite repairs
- Daylight visible through the roof from the loft
What cleaning can and cannot do
Cleaning removes moss and growth, clears valleys and gutters and, with a biocide where suitable, slows regrowth. It improves appearance and stops moss holding water against the tiles. It does not repair failed fixings, restore crumbling tiles or fix structural problems.
Our roof cleaning page explains how we work, and does roof cleaning damage tiles covers why we never pressure wash.
Repairs alongside cleaning
Many roofs benefit from cleaning and a few targeted repairs together: replacing broken or slipped tiles, repointing loose ridge mortar or attending to flashing. Our roof repairs page covers the minor roofing work we carry out.
Combining the two in one planned visit makes the most of access and leaves the roof both clean and sound.
Getting an honest assessment
A roof inspection with a photo report shows you the condition of the roof and what we would recommend. If the roof needs more than cleaning and minor repairs, we will tell you plainly rather than selling a clean that will not help.
Inside, check the loft on a bright day for daylight and on a wet day for drips or damp timber. That information is valuable alongside photographs from outside.
Making the decision
If the structure and tiles are sound, cleaning and repairs are usually the sensible, proportionate choice. If the tiles or fixings are failing widely, put the money towards replacement instead.
Send us ground-level photographs of your roof and any notes on leaks or loft damp, and we will give you a free quote or tell you if cleaning is not the right answer.
Selling a house with a mossy roof
Buyers and their surveyors notice a heavily mossed roof, and it can raise questions about the roof's condition. Cleaning the roof and dealing with any minor repairs before selling can present it more clearly, and photographs of the work give buyers some reassurance about what was done.
If a survey has already flagged the roof, share the relevant section with us when you enquire so we can see exactly what was raised. We will tell you honestly whether it is something cleaning and minor repairs can address.
Thinking about the gutters too
Whether you clean or replace a roof, the gutters and downpipes carry the water it sheds. A roof clean normally ends with clearing the gutters. If the gutters themselves are failing, our signs your gutters need replacing guide explains what to look for.
Frequently asked questions
Is it worth cleaning an old roof?
If the tiles and structure are sound, yes. If tiles are crumbling or fixings failing widely, replacement may be the better investment.
Will cleaning reveal problems with my roof?
It can reveal existing faults hidden under moss, such as cracked tiles. We point these out with photographs.
Do you replace roofs?
We carry out roof cleaning and minor roof repairs. If a roof needs replacing, we will tell you so you can speak to a roofer.
Can moss alone make a roof leak?
Heavy moss can lift tile edges and block valleys, letting water go where it should not. Removing it often helps, but a leak can also come from flashing or broken tiles, so the cause needs finding.
Will cleaning my roof help it pass a survey?
Cleaning makes the tiles and any faults visible and improves appearance. A surveyor will still judge the roof on its actual condition.
