What the inspection includes
The service is built around seeing the roof clearly and explaining it simply:
- A full visual survey of the roof surface, ridges, valleys and edges
- A photo report so you can see what we saw
- Clear recommendations, in order of importance
- No pressure to go ahead with any of it
When an inspection makes sense
The most common reasons people ask are a stain on a ceiling, a storm that has passed through, or simply never having seen the top of their roof. Landlords use it to keep on top of a let property, and buyers or sellers often want to know what they're dealing with.
It's also the sensible first step when you're unsure whether you need cleaning, repair or nothing at all. Checking first stops you paying for the wrong job.
What we look for
We check for slipped, cracked or missing tiles, crumbling pointing, flashing that has lifted, and heavy moss or lichen holding water on the surface. We also look at the gutters, because an overflowing gutter is one of the most frequent causes of damp at the eaves.
Each finding is photographed and explained, so the report makes sense even if you've never been up a ladder.
Why photos matter
Most homeowners can't see their own roof from the ground, which makes it hard to judge any quote. A photo report closes that gap. You can see the actual tile, joint or gutter being discussed and decide for yourself what matters.
If a problem turns out to be minor, we'll say so. If something needs attention soon, the photos show why.

Inspection before cleaning or repair
Some homeowners book an inspection on its own; others want it as the first step before a clean or repair. Either way works. If you do go ahead with work, the inspection photos give a clear 'before' record, so you can compare the result afterwards.
It also helps you avoid unnecessary spending. A roof that looks old from the road may simply be stained by algae, and a stain on a ceiling may trace back to a gutter rather than the tiles. Seeing the evidence first means the money goes on the real cause.
Useful for landlords, buyers and sellers
When you don't live at a property, a photo report is the easiest way to know what's happening overhead. Landlords can keep it with their records, and people buying or selling can use it to understand the roof before agreeing anything. We describe what we see, clearly and without exaggeration.
What you get afterwards
After the survey you receive the photos and our recommendations, set out in order so you can see what needs attention first and what can wait. Minor points are labelled as minor. If everything looks sound, we'll tell you that too, which is a perfectly good outcome and worth knowing.
Should you want any of the work done, we can quote for it separately, free and without obligation. If not, the report is still yours to keep.
