Cleaning Clay Tile Roofs on Older Homes
Clay tiles cover many older cottages, Victorian and Edwardian houses and period properties. Their warm colour weathers beautifully, but older clay tiles can be brittle and need gentle handling. Cleaning a clay roof is about removing moss and growth without damaging tiles that may be irreplaceable or hard to match.
How clay tiles age
Handmade and older machine-made clay tiles weather over decades. Some become brittle or develop flaking on the surface, particularly where they stay damp. Frost can work into weakened tiles. Their natural variation in colour is part of their character.
A clay roof covered in moss may hide tiles that are cracked or flaking.
Why clay needs gentle handling
Older clay tiles can crack underfoot or when levered. Pressure washing can strip the weathered surface and force water under the laps. We never pressure wash roof tiles. Moss is removed by hand, working with the tiles rather than against them.
Where tiles are too fragile to work on safely, we will say so.
Lichen on clay roofs
Clay roofs often carry lichen, which forms crusty patches that grip the tile firmly. Lichen should not be scraped off aggressively, as this can damage the surface. Where suitable, a biocide treatment kills it, and it fades over time.
Our moss and lichen guide explains the difference.
Listed buildings and conservation areas
If your home is listed or in a conservation area, some works may need consent from the local planning authority. Routine cleaning and like-for-like repairs are often treated differently from changes, but check with your council if unsure.
Matching replacement tiles is particularly important on period roofs.
Repairs on clay roofs
Slipped or broken clay tiles can often be replaced individually, ideally with matching reclaimed or similar tiles. Ridge mortar on older roofs may need repointing. We point out anything we see while cleaning and quote roof repairs separately.
Our roof inspection includes a photo report if you want a full picture first.
Gutters on older homes
Older homes may have cast iron gutters, which need different care from plastic. Moss falling from the roof collects in them and holds water against the metal. Clearing them after cleaning protects them.
See our gutter materials guide for more.
Plain tiles and pantiles
Plain clay tiles are small and flat, laid in many overlapping rows. Pantiles are larger with an S-shaped profile. Plain tile roofs have many edges for moss to grip, while pantiles collect moss in their troughs.
Knowing which you have helps us plan the work.
Torching and older roofs
Some older clay roofs have no underlay and were torched, with lime mortar applied to the underside of the tiles. In these roofs, water forced under the tiles by pressure washing can come straight into the loft. Gentle hand methods are particularly important.
If you can see the underside of the tiles from the loft, mention it.
Moss on older roofs as part of their character
Some owners of period homes prefer a little weathering and lichen on their roofs, as it softens the appearance. Cleaning can focus on moss that is causing practical problems, rather than stripping the roof bare.
Tell us what you would like the roof to look like afterwards.
Nibs and nails on clay tiles
Plain clay tiles hang on battens by small nibs and are often nailed every few courses. Over time nails corrode and nibs can break, letting tiles slip. Moss hides these faults until it is removed.
Slipped tiles can usually be re-fixed or replaced individually.
Valleys on clay roofs
Clay roofs often have swept or laced valleys made from tiles, or lead-lined valleys. Moss and leaves collect in them and can hold water against the valley. Clearing valleys is an important part of cleaning a clay roof.
We point out any damage to valley linings we see.

Frequently asked questions
Can old clay tiles be cleaned safely?
Yes, with care. Moss is removed by hand and tiles too fragile to work on are left alone.
Do I need permission to clean a listed roof?
Routine maintenance is often treated differently from alterations, but check with your local planning authority if unsure.
Will cleaning remove lichen from clay tiles?
Where suitable, biocide kills lichen, which then fades over time. It should not be scraped off aggressively.
Can you match replacement clay tiles?
We look for matching or similar tiles for repairs. On older roofs reclaimed tiles may be the best match.
Why have tiles slipped on my clay roof?
Commonly corroded nails or broken nibs. Moss can hide slipped tiles until it is removed.
