How Roof Cleaning Is Quoted
Roof cleaning is rarely priced from a fixed list, because no two roofs are the same. Two houses of similar size can need very different amounts of work. This guide explains exactly what goes into a roof cleaning quote, so you know what information to send and what to expect in return.
The roof itself
The number of slopes, their size and their pitch all affect the work. A simple two-slope roof is more straightforward than one with hips, valleys, dormers and chimneys. Steeper pitches need more careful access. The height of the house matters too: a bungalow is very different from a three-storey townhouse.
Photographs from the garden and the road usually show us the layout well.
How much growth there is
A light green film of algae is a different job from thick cushions of moss along every tile edge. Heavy moss is removed by hand before any treatment, which takes longer. Valleys and the areas behind chimneys often hold the most.
Close-up photographs taken from the ground, zoomed in, help us judge how established the growth is.
The type of covering
Concrete tiles, clay tiles and natural slate each need their own approach. Older clay tiles can be brittle; slate can crack underfoot. Knowing the covering helps us plan the method and the care needed. We never pressure wash roof tiles.
Our pages on concrete tile and slate roofs explain how the method changes.
Access around the house
Firm, level ground for ladders and safe ways to reach each slope make a real difference. Conservatories, extensions, greenhouses and steep gardens beneath the roof all need planning around. Tell us about anything below the roof when you enquire.
If a slope cannot be reached safely, we will say so at the quoting stage.
Treatment and gutters
Whether a soft wash and biocide are suitable depends on the roof and what is growing on it. Gutter clearance is normally part of finishing a roof clean, because moss falls into the gutters during removal.
Each part of the work is described separately so you can see what it is for.
Repairs found along the way
Cleaning sometimes reveals cracked or slipped tiles or loose ridge mortar that were hidden under moss. These are not added silently. We show you photographs and quote any roof repairs separately for you to decide.
That keeps the cleaning price clear and the repair your choice.
Chimneys, dormers and skylights
Every feature that interrupts a roof slope adds edges, flashing and corners where moss gathers. Chimneys often have heavy growth behind the stack, dormers create small valleys, and roof windows need careful working around. These details take time even on a modest roof.
Point them out in your photographs so they are included in the quote.
Lower roofs and conservatories
A conservatory, porch or flat-roofed extension beneath the main roof needs protecting from falling debris and planning around for access. It may also need clearing itself afterwards. Including it in your enquiry avoids surprises.
Our porch and canopy roof cleaning guide covers smaller lower roofs.
Why a visit sometimes helps
Photographs cover most quotes, but occasionally a roof is hidden from the ground, very complex or has a suspected fault. In those cases seeing it in person can give a more accurate picture.
One of our customers described an initial meeting where time was spent assessing their needs, with the process explained and no hard sell. That is the spirit we quote in.
What the quote should tell you
A clear quote describes what is included: which slopes, the method, whether treatment is applied, gutter clearance and how debris is handled. Anything not included, such as repairs, should be clear too.
If something on a quote is unclear, ask before agreeing.
What to send for a fast quote
Photographs of each roof slope from the ground, a note of the number of storeys, anything under the roof and how each side can be reached are usually enough. Mention any leaks or loft damp. Use the form on this page, WhatsApp or call for a free, no-obligation quote.
Our roof cleaning page explains the process from start to finish.

Frequently asked questions
Do you charge for roof cleaning quotes?
No. Quotes are free and no-obligation.
Can you quote from photos?
Ground-level photographs of each slope, plus details of access and height, are often enough to start.
Why don't you list a fixed roof cleaning price?
Roof size, pitch, growth, covering and access vary so much that a single figure would be misleading.
Does the quote include clearing the gutters?
Gutter clearance after a roof clean is normal, because moss falls into them. Each part is described so you can see what is included.
Will the price change on the day?
The quote describes the agreed work. If a separate problem such as a broken tile is found, it is described and quoted separately for you to decide.
