What maintenance covers

Every roof is different, so the work is chosen after we've looked at it. A typical maintenance visit draws on the services we already offer:

• Roof cleaning with soft, roof-safe methods to lift dirt, algae and lichen
• Hand scraping of heavy moss, gentle on the tiles
• Biocide treatment to kill spores and slow regrowth
• Gutter clearance with downpipe checks
• Small repairs to tiles, pointing, flashing or guttering where needed

Why cleaning and maintenance belong together

Moss is the thread that links most roof problems. It holds moisture against tiles, lifts edges as it grows, and sheds into gutters until they overflow. Clearing it without checking the gutters, or fixing a gutter while the roof keeps feeding it, only solves half the problem.

Treating the roof as one system means the clean, the treatment and any repair support each other. The biocide keeps the cleaned surface clearer for longer, and clear gutters stop water sitting at the eaves.

How often a roof needs attention

There's no single timetable. A roof under trees or facing north stays damp and greens up faster than an open, south-facing one. Autumn leaves can fill a gutter in weeks, while a clear site may barely need it each year.

What happens on a maintenance visit

We look at the roof and gutters first and tell you what we've found. You get a clear quote covering only the work the roof needs. Once agreed, we clean or scrape, treat, clear the gutters and handle any small repair, then tidy up after ourselves.

With gutter work you'll get before and after photos, which helps because few people can see into their own gutters.

Signs your roof is overdue

You don't need to climb a ladder to spot most warning signs. Green or black streaks across the tiles, clumps of moss on the ridge, plants sprouting from the gutters and water spilling over the edge in heavy rain all suggest the roof needs attention. A damp patch on an upstairs wall or ceiling is more urgent and worth checking soon.

Moss falling onto paths and patios is another clue. It usually means there's plenty more still up there, and some of it is heading for the gutters.

Maintenance for landlords and busy owners
