Garage and Outbuilding Roof Cleaning
Garage and outbuilding roofs are often forgotten until moss is thick or water starts coming in. Because they are low and often shaded by trees or the house, they can collect more moss and debris than the main roof. Cleaning them needs a little care, because many are made from lighter or more fragile materials.
Types of garage and outbuilding roof
Attached garages often have tiled roofs matching the house. Detached garages, sheds and workshops may have felt, corrugated sheets, metal or plastic roofing, or tiles. Flat roofs are common on garages and extensions.
Telling us the roof type when you enquire helps us plan.
Fragile roofs
Many outbuilding roofs, including corrugated sheets, plastic panels and older felt, cannot take a person's weight. They are cleaned from safe positions without walking on them. Never climb onto a sheet roof yourself.
If we cannot reach a roof safely, we will tell you.
Older cement sheet roofs
Some older garages and outbuildings have cement-based roof sheets that may contain asbestos. You cannot tell by looking. Have the material tested by a qualified surveyor before any cleaning or work, and do not disturb it yourself.
Our concrete gutters guide explains why testing comes first.
Moss and debris
Low, shaded roofs beside trees collect leaves, twigs and moss that hold water. On felt roofs, standing debris can shorten the life of the covering. On tiled garage roofs, moss lifts tile edges just as on a house.
Moss is removed by hand. We never pressure wash roof tiles.
Flat garage roofs
Flat roofs collect debris and pool water. Clearing them helps water reach the outlets. Our flat roof cleaning page explains the approach.
Ponding that remains after clearing may point to a problem with the roof falls.
Gutters on garages and outbuildings
Garage gutters are often overlooked, yet they block just as easily and can send water down walls or into the building. Clearing them is normally part of a garage roof clean.
See our gutter cleaning page.
Workshops and garden rooms
Garden rooms and workshops often have lightweight roofs, such as felt shingles, EPDM rubber or composite tiles. Leaves and moss collect on them, especially under trees. Their gutters are usually small and easily blocked.
Tell us the roof material and approximate size.
Garages attached to the house
An attached garage roof often sits just below a first-floor window or the main gutter. Debris and overflow from above land on it. Cleaning the main roof and gutters first avoids re-dirtying the garage roof.
Our exterior cleaning order guide explains the sequence.
Leaks into garages
Water getting into a garage may come from the roof, a blocked gutter overflowing at the wall, or flashing where the garage meets the house. Tracing it helps decide what is needed.
Our roof repairs page covers flashing and minor repairs.
Sheds and summerhouses
Garden sheds and summerhouses usually have felt or shingle roofs under trees. Leaves and moss trap water and shorten the life of the felt. Gentle clearing of debris is often all that is needed.
Do not stand on shed roofs; most are not built to take weight.
Combining with the main house
If the house roof or gutters also need attention, including outbuildings in the same enquiry lets everything be quoted together. Outbuildings are often closer to trees and need more frequent attention.
Photographs of each building help us plan.
Carports and lean-tos
Carports and lean-to roofs, often made of polycarbonate or sheet materials, collect leaves and algae and can turn green quickly. They cannot take weight and are cleaned from safe positions.
Tell us what they are made of when you enquire.
Getting a quote
